Background

Ad Hoc Property Management has worked with Wirral Partnership Homes since May 2010 to protect vacant properties in challenging locations. Magenta (formerly WPH) invested £27 million in rolling out demolition and an upgrade of high-rise blocks of self-contained flats across the Wirral. These flats where gradually de-canted of existing tenants but required short-term presence ahead of the demolition.

Challenge

The projects have been in socially challenging areas and the aim of the Guardian Scheme has been to provide a presence and element of continuity ahead of the demolition as well as on site Guardians who can give access to contractors on a regular basis.

Solution

The fact that the self-contained flats have been in a good condition has meant that they have always proved popular to market. Guardians have been allowed to carry out decorating works themselves to improve the appearance of the flats.
